What is Arroyo Crossing?
In 2017, the Moab Area Community Land Trust (MACLT) received a donation of land that will be developed into permanently affordable housing in a development called Arroyo Crossing.
In 2019, MACLT was awarded $4.3 million in New Market Tax Credits in order to construct infrastructure improvements needed to serve the 248 residential units and one community building in the first phase (there are 300 total units and 3 community buildings in the master plan). The new roads will provide an additional connection between the Spanish Valley’s two primary transportation corridors: US-191 and Spanish Valley Drive.
Long-term, this project will provide housing opportunities for hundreds of local families and workers, and public health systems. MACLT plans to provide a childcare center (an allowed use within the underlying zone) which will serve children of the local workforce.
MACLT intends to develop the project in two or more phases, with the first phase constituting the majority of the infrastructure and units. However, all of the lots in the master plan will be subdivided concurrently, infrastructure designs will be completed for all phases and drainage improvements will be constructed as part of the first phase.

How Do I Apply?
Apply through either Community Rebuilds (CR) or Housing Authority of SE Utah (HASU). Links are on the MACLT website at moabclt.org under the Arroyo Crossing tab.
Eventually (possibly in 2022 or 2023) there will be duplexes, cottages, and apartments for sale or rent through other organizations.

Housing Vouchers
Will eventually accept housing vouchers for some units.
Residency Restrictions
At least one occupant must be employed in Moab an average of 30 hours a week, or be retired after working in Moab 5 of the last 10 years, and occupy the home as primary residence for at least 9 months of each year, plus other limits.
All homes will be under a lot lease and will be equity limited to preserve affordability.
Income Restrictions or Requirements
Under 120% of the Area Median Income, with at least 50 % of the units under 80% of the Area Median Income.
HASU or CR can help you determine this number based on your family size.
The number changes yearly.

This is up to HASU and CR and your lender.
